A garage conversion turns an existing garage into a dwelling with its own kitchen, bathroom and entrance. In Dallas, a conversion that creates a second unit needs the same overlay or special exception approval as any ADU. Several suburbs also require the lost parking to be replaced.
What happens to my required parking?
It depends on the city. Dallas generally requires off-street parking for each single-family unit, so the approval and the permit look at where the cars go once the garage is gone. Published summaries of Richardson's code describe a requirement to build a replacement garage when an existing one is converted. We check parking before anything else, because it can decide the project.
Can I convert an attached garage into a suite without a second unit?
Often, yes. Turning an attached garage into a bedroom, office or family suite that stays part of the main house is a remodel, not a new dwelling. It still needs a permit and may still trigger parking rules, but it avoids the ADU approval process. It also cannot be rented as a separate unit.
What work does a garage usually need?
- Leveling or raising the slab, which often slopes toward the door.
- Moisture protection under the new floor.
- Insulation and air sealing for Texas summers and winter freezes.
- Framing in the garage door opening with wall, windows or a door.
- Plumbing, including a sewer connection for a kitchen and bath.
- An electrical load check, and a dedicated heating and cooling system.
