As we read Richardson's Comprehensive Zoning Ordinance in October 2026, its single-family districts do not list an accessory dwelling unit, guest house or garage apartment as a permitted use. Accessory living space is limited to servants' quarters, which cannot have a kitchen or separate utilities and cannot be rented. Richardson Planning should confirm this for your lot.
What can I build instead?
- An addition to the house. A bedroom suite with a bathroom that stays part of the main home.
- A detached accessory building, such as a studio or workshop, within the city's size, height and setback limits, without a kitchen.
- Renting rooms. Published summaries of the code describe renting rooms inside the house to up to two renters.
What about converting my garage?
Be careful. Summaries of Richardson's code describe a two-car enclosed garage requirement for single-family homes and a requirement to build a replacement garage if an existing one is converted. That can make a conversion expensive even as a remodel.
Could a zoning change make an ADU possible?
A planned development or other rezoning is a legislative decision for the city, with no promised outcome. For most single lots, it is not a practical path. We tell you honestly if your goal is not achievable in Richardson.
