What happens in the lot check?
You send your address. We identify the city and zoning district, check for a Dallas ADU overlay, look up setbacks and lot coverage, and read your HOA covenants if you have them. You get a plain answer on which approval path applies, or whether an ADU is off the table.
What happens at the site visit?
We measure the lot and the main house, since some cities tie ADU size to the house. We find the sewer cleanout, water meter and electrical panel, look at any garage you might convert and check access from the street or alley. Then we sketch a concept.
When do I get a price?
After the concept, you get a written, itemized quote and a schedule. If the project needs a Board of Adjustment hearing, the quote separates approval costs from construction so you know what you spend before the decision.
How do approvals and permits work?
- Dallas, in an overlay: straight to building permit.
- Dallas, outside an overlay: a special exception application and hearing first.
- Plano: a backyard cottage goes to building permit review, with an owner affidavit.
- Other cities: the path depends on the code for your district.
What happens during construction?
- Layout, utility trenching and foundation
- Framing, roof and windows
- Plumbing, electrical and mechanical rough-in
- Insulation and drywall
- Cabinets, flooring, fixtures and paint
The city inspects at set stages. We schedule inspections and keep you updated.
What do you need from me?
- Decisions on layout and finishes before permit submittal
- Your survey, title policy and HOA documents if you have them
- Access to the property for the visit, construction and inspections
