ADU builder · Dallas, TX

The ADUs we design, permit and build around Dallas.

Four ways to add a second home to a lot, and one service that gets it approved. Which one fits depends on your city, your zoning district and your HOA.

How do these ADU types stack up?

A general comparison, as of October 2026. Dallas and each suburb set their own size and approval rules; Texas has no statewide ADU law.

TypeWhere it goesMain constraintOften a fit when
Detached ADUNew building in the rear yardCity size caps, setbacks and lot coverageThe yard is deep and you want a separate home
Garage conversionInside an existing garageReplacing required parking, slab conditionThe garage is sound and parking can be met elsewhere

Which ADU type costs the least?

Converting space that already exists usually costs less than new construction, because the foundation and roof are there. In Dallas, though, the approval step is the same for every type, so the gap is smaller than the construction numbers suggest. See the Dallas ADU cost guide.
