What makes an ADU rent for more?
- A separate entrance and yard. No shared hallway or walls if detached.
- Bedrooms. A one-bedroom reaches more renters than a studio.
- Parking. Off-street or alley parking matters across most of DFW.
- Laundry and storage. In-unit washer and dryer connections.
- Location. Neighborhood differences dwarf the citywide average.
Which rules limit ADU rental income?
In Dallas, the owner must live in one of the two homes. In Garland, published code summaries describe a ban on renting the ADU separately. In Richardson, the code does not list ADUs as a permitted use. See can I rent out my ADU in Dallas?
